The architectural training of project managers supports creative problem-solving and enables them to better communicate and interpret information passing between owner, architect, and subcontractor. The result is a fluid process, effective budgetary control, and consistent quality.

Construction Methodologies

LEED/Green Building—The LEED® (Leadership in Energy and Environmental Design) Green Building Rating System™, developed by the US Green Building Council®, is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. LEED emphasizes state-of-the-art strategies for sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality.

Several of Truant projects have followed LEED guidelines. In addition, a private residence recently completed is currently being submitted as the nation's first residential project to be certified by the USGBC under the newly established LEED for Homes pilot program. A shared concern for stewardship of our natural resources has also led a majority of the Truant construction staff to become LEED Accredited Professionals.

Lean Construction—Lean Construction is a collaborative approach to project delivery—a new way to design and build that maximizes value and minimizes waste. Using Lean Construction techniques and principles, Marc Truant & Associates, Inc. aims to increase construction efficiency. The Lean process pro-actively engages project participants to develop the work-flow plan together; team members become fully committed to each other and accountable to the project schedule and sequencing goals. Since they better understand their roles and interdependency, they are able to respond effectively. This method produces the reliable release of work between specialists in design, supply, and assembly. Projects are thus delivered efficiently, on-time, and with minimal re-work.

Virtual Design and Construction (VDC)—Also known as Building Information Modeling (BIM), this computer-aided visualization and coordination technology is used to simulate design and construction. VDC is dramatically improving design accuracy and coordination as well as construction speed and efficiency. Marc Truant & Associates, Inc. is one of the few Boston-area construction management firms investing in this technology for use on high-end residential and large-scale institutional and commercial projects.

Virtual modeling allows owners to better visualize their projects and identifies design conflicts prior to construction. It also provides a comprehensive, accurate reference for subcontractors during all phases of the project. Problems are therefore resolved before construction begins so that scheduling is more predictable—saving the client time and money.
